Last time I left you, I was getting myself ready to head back to Australia, the "Mother Land." Well, I haven't quite departed yet, mainly because, in my own mindless fashion, I stuffed up the airline tickets, didn't I? (I think it was probably a subconscious thing, in order to delay the act of getting on a plane for as long as humanly possible.) My husband, as you can imagine, is less than impressed. He has stated that he will arrange the itinerary this time. I have a feeling that, when we do get to the airport, his ticket will say SYDNEY and mine will read MOSCOW. The upside of this is that a) I get a few more weeks of hanging out in an empty apartment with just my laptop and a bottle of vodka, and b) I get a chance to tell you a little more about my beloved, upside-down country. I am sure that most of you are aware of our humble beginnings. Back in the 1700s, a bright spark in Bonnie Olde England decided that the prisons were somewhat overcrowded. And so, with the recent discovery of a vast and seemingly untenable country, what better way

One of the most important direct uses of the proceeds from a HELOC Equity line is to make improvements to your primary residence. By doing so, you create instant equity in your home after the completion of the work. For instance, you could use the proceeds from the HELOC for: By completing the tasks above or related improvements to you home will you create additional equity as the home now has more value than it did prior to making the improvements. Additionally, since you have used the interest for creating these improvements, it may be possible for you to write off the interest as a deduction on your tax return. As such, obtaining a HELOC Equity credit facility may be an extremely good investment for your property. This is especially true if you intend to sell the property in the near future as you will recognize profits from the improvements very quickly. However, like with any investment, you must determine the return you will receive (or expect to receive) from the improvements that you will be completing. Additionally, there is the task of having to hire a reputable contractor in order to complete the work if you do

Home Equity Line of Credit,Home Equity Loan,HELOC,Ways to Use a Home Equity Line of CreditFor decades, homeowners across the country have reaped the benefits of a variety of home equity loans. In general, interest rates on these loans are lower than those attached to most credit cards and unsecured personal loans. At tax time, home equity borrowers often enjoy a substantial break by deducting the interest paid on their loans, up to $100,000.Home Equity Loan BasicsThere are two types of home equity loans. The most conventional (sometimes called a "second mortgage") is paid in a lump sum, with a fixed interest rate and set monthly payments. The home equity line of credit or HELOC is an account from which the borrower can make withdrawals as frequently as they like, provided they don't exceed their credit limit. HELOC interest rates are usually variable, meaning your monthly payments will adjust, depending on federal rates. Loan payments are based on the amount withdrawn, not the total amount you can borrow.Choosing WiselyLump-sum home equity loans are usually a good choice if you have a specific project or purchase in mind, such as renovating your bath or replacing that old clunker of a vehicle. You hear a lot of great ideas for designing and building an energy efficient and eco friendly home. From thermal mass and R-values, we break down some of the most important terms that are associated with your environmentally conceived home. So next time you pick up a green directory, try these terms on for size: Passive Solar Design: A broad term used to describe non-mechanical design of the building’s infrastructure that allows regulation of internal temperature. Principles include orientation of room, location of windows and thermal mass (see below). Thermal mass: is a material’s ability to store heat. Brick, stone and concrete have high thermal mass; glass and timber do not. Eco designers will strategically place these materials to create heat sinks that absorb heat in the winter and remain cool in the summer. R - value: A measure of ‘thermal resistance’ or the material’s insulating properties. For example Pink Batts insulation has a measure of R1.5 while strawbale comes in at R4, meaning it retains heat better. Cross ventilation: Breezes from the outside are naturally drawn into the home to help cool it down. In good design, windows will be positioned in line with each other on opposite walls

I grew up on a farm in the 40's, and one of the most pleasant things in our lives was sitting around the kitchen, which was the center of the household. Mom was an excellent cook, and I remember well the old farm kitchen sink, which was always a focal point.Currently there are three primary types of kitchen sinks: self-rimming, under mount, and farm. Self-rimming, or drop-in sinks, sit on top of the counter top. This is the least attractive sink option, and the least practical, as the countertops cannot be wiped off directly into the sink. The rim prevents this from happening smoothly. Food particles get stuck between the sink and the counter top and breed bacteria and mold, which can, in turn attract pests.Farm sinks are the most pleasing of all kitchen sinks. My mother had a one piece sink with high back that was a central part of the kitchen. She could do her canning, have room for supplies, and yet not need a great deal of counter space in the kitchen to hold other items. We had the sink, stove, and the kitchen table in our farm home. It was all we needed. Farm sinks are
